General Manager

Job Summary:
The General Manager is responsible for overseeing the overall operations of the apartment community, ensuring it operates smoothly and profitably. This individual will manage the sales process by generating traffic, closing rentals, and driving lease renewals. They will also oversee all property operations, including maintenance, grounds keeping, and the turnover of vacant apartments. Additionally, the General Manager will be responsible for developing and leading the on-site team, meeting performance standards, managing the property’s financials, and ensuring the property’s success and profitability as if it were their own business.
Key Responsibilities:
Sales & Renewals:
- Oversee and manage the sales process, including generating traffic, conducting property tours, and closing rental agreements.
- Track and report on sales and leasing goals, ensuring the team meets or exceeds targets for new leases and renewals.
- Proactively follow up with prospective residents, engage in lead generation activities, and ensure high conversion rates.
- Develop strategies to increase renewals, reduce resident turnover, and ensure the highest level of resident retention.
Team Management & Development:
- Lead and motivate the on-site team, including sales consultants, maintenance staff, and groundskeepers, to meet productivity and customer service standards.
- Conduct weekly and daily team meetings, provide feedback, and ensure team members are properly trained and informed about property goals.
- Conduct performance evaluations and develop training plans to enhance the team’s skills and job satisfaction.
- Foster a positive team environment focused on collaboration, resident satisfaction, and achieving property goals.
Operations Management:
- Oversee all on-site operations, including property maintenance, grounds keeping, and apartment turnovers (in-house).
- Ensure the property is well-maintained, including common areas, parking lots, landscaping, and individual apartment units.
- Work with the maintenance team to ensure timely and efficient repairs, prevent maintenance issues, and uphold safety standards.
- Monitor the turnover process for vacant apartments, ensuring units are cleaned, repaired, and ready for new residents as quickly as possible.
Financial Management:
- Manage the financial performance of the property, including budgeting, rent collections, operating expenses, and cost control.
- Monitor income and expenses to ensure profitability and cost-effective operations.
- Ensure timely and accurate reporting of financial performance, including monthly reports on revenue, expenses, occupancy rates, and more.
- Approve invoices and purchase orders, ensuring all expenses are within budget and appropriately tracked.
Customer Service & Resident Relations:
- Ensure a high level of customer service to all residents, addressing any concerns, maintenance issues, or complaints in a timely and professional manner.
- Actively engage with residents to maintain positive relationships and a strong community atmosphere.
- Address resident concerns or complaints, ensuring they are resolved promptly and effectively while being solution oriented.
Business Ownership & Strategic Planning:
- Take ownership of the property’s day-to-day operations, ensuring it is run efficiently and effectively, as though it were your own business.
- Develop and execute business strategies to increase property value, maximize profitability, and maintain a competitive edge in the local market.
- Ensure compliance with all local, state, and federal laws, including fair housing regulations, safety codes, and tenant rights.
Reporting & Communication:
- Regularly report to the regional management team regarding property performance, occupancy rates, financials, and team performance.
- Maintain clear and effective communication with senior management regarding the property’s status, problems and solutions.
- Document and report on all incidents, maintenance issues, leasing activity, and resident relations.
